Gas Safety Reports - CP12
As a Landlord you are responsible for ensuring an annual gas safety check is carried out every 12 months. Our engineers can undertake this work and provide an electronic CP12 on completion of the works.

Smoke and Carbon Monoxide Detectors
To comply with current legislation Landords are required to have at least one smoke alarm installed on every storey of their rental property used as living accommodation and a carbon monoxide alarm in any room at risk from a heating appliance.

EICR (Electrical Installation Conditioning Report)
Electrical installations deteriorate with age and use and therefore should be inspected and tested by a qualified electrician at appropriate intervals to check whether they are in a satisfactory condition for continued use. Such safety checks are commonly referred to as 'periodic inspection and testing'.
Our electricians also carry out tests on wiring and fixed electrical equipment to check that they are safe and compliant. A schedule of circuits is also provided, which is invaluable for a property.

PAT Testing (Periodic Appliance Testing)
Periodic inspection and testing should be carried out only by electrically competent electricians. The condition of the electrics will checked against the UK standard for the safety of electrical installations, 'BS 7671 - Requirements for Electrical Installations (IEE Wiring Regulations)'.
If any dangerous or potentially dangerous conditions are found, the overall assessment of the electrical installation will be declared to be 'unsatisfactory', meaning that remedial action is required without delay in order to remove the risks to those in the premises.

Legionella Risk Assessments
As a Landlord or Letting Agent you are legally obliged to carry out risk assessments for legionnaire’s disease and if found necessary take action. Legionnaires is a pneumonia like illness caused by the legionella bacteria and can be fatal. The bacteria can thrive in water at certain temperatures. Stored and recirculated water is a particular risk.
To ensure you are not putting your tenants at risk we can carry out the required risk assessment and identify any potential dangers. If action is required we can undertake the necessary remedial works and put together a control scheme program for you to monitor the risk on a regular basis.
